Not a typical suburb
Bay Lake is named for a lake east of the Magic Kingdom, and all four Walt Disney World theme parks sit inside its limits, even though they use Lake Buena Vista mailing addresses (Wikipedia). The city lies within the Central Florida Tourism Oversight District together with neighboring Lake Buena Vista. The 2020 Census counted 29 residents, and Census estimates show only a few dozen housing units in the whole city (Census Reporter).
Estimates for a population that small carry very wide margins of error, so we don’t describe a local housing stock here. The honest summary is that Bay Lake has almost no private homes, and the buildings inside it are resort and commercial property, which are outside the residential work described on this site.
Is your home actually in Bay Lake?
Probably not. Many homes, vacation rentals and resorts in southwest Orange County and northwest Osceola County are described as being “near Disney” or carry nearby mailing addresses, but sit in unincorporated areas or other cities. Your property tax bill or the county property appraiser’s record shows which jurisdiction a property is in.
Where our residential services fit
The homes around the resort district are where chimney, fireplace and dryer vent work actually happens. Two patterns are common in this part of Central Florida:
- Vacation homes run as short-term rentals. Turnover laundry puts far more loads through a dryer than a typical household, which is why dryer vent cleaning for rentals and property managers is scheduled by use rather than by the calendar.
- Newer two-story homes with long duct runs. A dryer that takes two cycles is usually a vent problem; why a dryer takes too long to dry covers the safe checks first.
- Fireplaces in resort-area homes. Where a home has one, it’s usually factory-built or gas. A chimney and fireplace inspection confirms what the unit is and whether it’s safe to use, and gas fireplace servicing covers the yearly cleaning and checks. New gas piping is separate, permitted work.
