A city with an old core and a new edge
Census estimates for 2020–2024 put Maitland at 19,469 residents with a median home value of $523,200. The median home was built in 1996, but that middle figure hides a split: 23.8% of homes predate 1970, while 46.0% were built in 2000 or later. Only about a third of homes (34.4%) are single-family detached houses, which is low for a suburb and reflects how many residents live in apartments, condos and townhomes (Census ACS via Census Reporter).
The older half has deep roots. The town incorporated as Lake Maitland in 1885, and the City describes a historical corridor of homes still standing in the Lake Lily and Lake Catherine area, some dating to the 1880s (City of Maitland). The Maitland Art Center, built in 1937, is a National Historic Landmark (Wikipedia). The newer half took shape after Maitland Center, a large office park west of I-4, was established in 1982.

Brick chimneys on older lakeside houses
A chimney on a pre-1970 Maitland house has usually outlived at least two roofs and a few owners, and the owner who has it now may not know when it was last looked at inside. Most of those findings trace back to water. If a stain is already showing, tracing the leak to its source comes before any sealing, because the wet spot inside is rarely directly below the entry point. Historic homes near Lake Lily
Some of Maitland’s oldest houses sit in the historical corridor the City describes around Lake Lily and Lake Catherine. If you own one, ask the City of Maitland whether any review applies before exterior chimney changes such as a rebuilt crown, a new cap or different brick or mortar. Sweeping and inspection don’t change the outside of the house.
Newer homes: chases and dryer ducts
Nearly half of Maitland’s homes were built after 2000. Where those homes have a fireplace, it is more likely to be factory-built: a metal firebox and metal flue inside a framed chase with a sheet-metal cover on top. That’s an inference from build dates, not a count. On these systems, water usually enters at the top, through a cover that has rusted or doesn’t shed water, or around the storm collar. For condo and townhome owners, the dryer duct is often the more pressing job. Stacked and interior laundry closets push the duct through walls or ceilings to reach the outside, and the run is hard to see or reach. Florida’s residential code limits a dryer exhaust duct to 35 feet of developed length, reduced for each fitting, and bans screens at the outlet (FBC-Residential M1502).

Identify the type
Brick firebox and a clay or masonry flue means site-built masonry. A metal firebox with a rating plate and a round metal flue means factory-built.
Look for water history
Check the ceiling, the chimney breast and the attic framing around the chimney for old stains.
Have the flue inspected
Florida home inspectors aren’t required to look inside the flue, so a separate chimney inspection closes that gap.
Sweep if needed
Sweeping the chimney is worth it when the inspection finds creosote, nests or debris.
