Casselberry began as fern country. In the 1920s Gordon Barnett laid out Fern Park Estates with a small fernery on each lot, and Hibbard Casselberry followed with his own subdivision before residents incorporated a tax-free town in 1940 (City of Casselberry). The pattern is clear: Casselberry’s housing is older and more compact than the county around it, and just under half its homes (48.2%) are detached houses (Census ACS via Census Reporter). Detached houses from the 1950s to the 1970s are the ones most likely to have site-built brick fireplaces, although that’s an inference from build dates rather than a count.
