A city, a district and a mailing address
Lake Buena Vista is one of two municipalities inside the Central Florida Tourism Oversight District; the other is Bay Lake, where almost all of Walt Disney World’s resort facilities, including the four theme parks, are physically located (Wikipedia). The city’s permanent population was 24 at the 2020 Census, and Census estimates show only about 16 housing units (Census Reporter).
Because the name is used so widely, a Lake Buena Vista address tells you very little about where a home actually sits. Many of the vacation homes, condos and resort communities that people associate with the area are in unincorporated Orange or Osceola County or in other cities.

Look up the parcel with the Orange or Osceola County property appraiser, or check which city (if any) appears on your tax bill. If the answer is a nearby city or community, its area page has the local housing context, for example Windermere, Kissimmee, Dr. Phillips or Celebration.
Common questions from resort-area homes
The homeowner problems here are the ones you’d expect in newer, heavily used vacation homes: dryers that take two cycles or trip a burning smell, and vents that keep clogging because the run to the roof is long. Fireplaces, where present, are mostly factory-built or gas; gas units are covered by repairs to gas units and yearly service, while any new gas piping is quoted as separate, permitted work.
