Three building waves in one community
Dr. Phillips is an unincorporated community in southwest Orange County, named for Philip Phillips, the citrus grower whose groves once covered the area. It takes in neighborhoods such as Bay Hill, Orange Tree, Sand Lake Hills and Clubhouse Estates, with Sand Lake Road running through the middle (Dr. Phillips, Florida). Census estimates for 2020–2024 put the census-designated place at 12,984 residents, with a median home built in 1997 and a median value of $529,900 (Census ACS via Census Reporter).

The right-hand column is an inference from build dates, not a count of fireplaces, and custom homes in any decade can break the pattern. What the table does show is that a large share of homes here were built in the 1980s and 1990s, and a fireplace from that period has been through decades of Central Florida summers.
Repair or replace an aging factory-built fireplace
A factory-built fireplace is a tested system: firebox, liner panels, flue pipe and top parts are listed to work together. As long as the metal firebox is sound and parts are available for the model, most problems are repairable. Once the box itself is warped, rusted through or unsupported, repair stops making sense. The 1970s homes: where masonry turns up
About one Dr. Phillips home in eight was built in the 1970s. Where those houses have a brick fireplace and chimney, they need masonry care rather than parts from a manufacturer: a crown that sheds water, mortar joints that are intact, a liner without cracks and a damper that still seals. Lakes, golf courses and outdoor fireplaces
Lakefront lots on the Sand Lake chain and homes around the Bay Hill golf course lend themselves to outdoor living, and some add an outdoor fireplace by the pool. Orange County’s open-burning rules put recreational fires at least 25 feet from any building or combustible structure, attended at all times with a hose ready, and ban burning automatically when the county’s drought index reaches 500 (Orange County EPD).
Pool cages and summer kitchens count
A screen enclosure, a covered summer kitchen and a wood pergola are combustible structures. A wood-burning outdoor fireplace built under or against one needs to be judged against its own instructions and the county distance rule, not assumed safe because the fire is contained.
Buying or selling an established home
In an established area, a home for sale may come with a fireplace that has had several owners and no service record. Florida home inspectors check the visible parts of a fireplace but aren’t required to look inside the flue (F.A.C. 61-30).
