Why chimney brick and mortar deteriorate
Masonry wears out mostly because of water. Rain soaks into a cracked crown or open joints, stays in the brick for days, and carries salts to the surface as white efflorescence. Over years the joints erode and brick faces loosen. Mortar that is harder than the brick makes it worse, because the brick, not the joint, then takes the stress.

The order repairs happen in
- The top first: crown and cap, so water stops reaching the brick; see a rebuilt crown
- Then anything loose: top courses relaid before they fall

- Then the joints lower down: only the ones that need it, in a mortar that suits the brick
Repointing the middle of a stack under a crown that still leaks is money spent twice. So is a new crown over loose brick.
