More than half of Belle Isle’s homes (56.6%) predate 1980, many on the Conway chain of lakes, so a typical inspection here is an original brick chimney that has seen decades of weather. Here’s how that shapes an inspection.
Inside, up and outside
A chimney inspection looks at the system from three places. Inside, at the firebox, damper, smoke chamber and smoke shelf, where cracks, a failed damper, nests and debris show up. Up, at the flue liner as far as it can be seen from the bottom and the top, where cracked tile, gaps and rust hide. Outside, at the crown, cap, flashing and brick or chase, where water gets in.
Gas fireplaces get the same look at the vent, termination and cap, because gas leaves no creosote but a blocked vent still sends exhaust the wrong way. It is a visual inspection of the accessible parts. Areas hidden behind finished walls or inside a chase can’t be seen without opening them, and the findings say what couldn’t be reached.

On chimneys this age, the inspection pays most attention to the flue tile joints, the smoke chamber and the crown, and on lakefront lots to the side of the chimney that takes wind-driven rain off the water.

- Debris, twigs or nesting sounds in the chimney; see a chimney blocked by nests or debris

Why the whole system gets inspected
A fireplace and its chimney fail together: water from a cracked crown rusts the damper, a blocked flue pushes smoke out of the firebox, a cracked liner lets heat reach framing that no one can see. A safety problem in one usually starts in the other. That’s why a chimney inspection covers the fireplace and the flue above it, while a fireplace-only inspection stays with the fireplace and its components.
