Belle Isle sits on the Conway chain of lakes, and a chimney on an open lakefront lot has little upwind to break a storm before it reaches the brick. Here’s what that means for leaks.
Top, sides or roof line

What helps narrow a leak down
- Exactly where the water or stain appears, with a photo if you can
- Whether it leaks in every rain or only wind-driven storms
- How long after the rain starts it shows up
- Any roof work, storms or changes before it began

Central Florida averages about 51.5 inches of rain a year (CurrentResults, NCEI normals), much of it in the June–September wet season (NWS Melbourne). Storms drive rain sideways into flashing gaps, crown cracks and chase seams that stay dry in gentle rain, which is why many chimneys leak only in hard storms.
