The local picture in Belle Isle
On a 1960s or 1970s chimney here, the repair list is predictable: a crown that was a thin mortar wash, top courses that have taken the weather longest, and mortar joints that have eroded back from the face. The age of the house is a hint; the joints and crown are the evidence.
What you can check from the ground
- Brick fragments or sandy mortar in the gutter or on the roof
- Cracks or gaps across the top of the chimney, seen with binoculars
- Brick faces that look darker, flaking or chipped on one side
- Rust, soft siding or loose trim near the top of a chase
- A cap that’s missing, bent or sitting crooked
