Most Winter Garden chimneys are tall framed chases on two-story homes, where a leak at the top can run a long way down inside before it shows. That’s the backdrop for most leak repairs here.
Top, sides or roof line
Chimney leaks come from three places. In new homes, leaks usually come from installation details rather than wear: a flat chase cover that holds water, a storm collar that wasn’t sealed, or siding not lapped correctly around the chase.

Map the symptom
Where the water shows up, after what kind of rain, and how long after it starts.
Check inside first
Firebox, damper and, where accessible, the attic around the chimney.
Check the top and the roof line
Crown, cap or chase cover, storm collar, flashing and the masonry or siding.
Isolate if needed
Water is run on suspect areas one at a time to confirm which one leaks.
Repair that point
Then watch the next heavy rain to confirm it’s dry.
Leak or condensation?
Not all water in a chimney is rain. A flue that is oversized or poorly insulated for a gas appliance can condense moisture from exhaust, leaving stains that appear with no rain at all. That is fixed with liner work, not flashing or a crown.

If the repair changes the exterior
If the house is in Winter Garden’s historic district, ask the City whether exterior chimney changes need review before work starts.
Water now, damage later
