What we see on Sanford roofs
FEMA’s review of Hurricane Ian found that water got into homes where roof coverings and roof penetrations were damaged (FEMA), and a chimney is the largest penetration on most roofs. Loose flashing, a cracked crown or a shifted cap is often invisible from the ground, and the first sign may be a leak weeks later.

Wind-driven rain and storm season
Central Florida averages about 51.5 inches of rain a year (CurrentResults, NCEI normals), much of it in the June–September wet season (NWS Melbourne). Storms drive rain sideways into flashing gaps, crown cracks and chase seams that stay dry in gentle rain, which is why many chimneys leak only in hard storms.

Water now, damage later
